Will I need a building permit?
Most often - Yes. The majority of residential construction projects, including demolition, and excavations require a building permit. This includes the construction of new buildings, major renovations and additions, and changes to the use of an existing building like finishing an unfinished basement, or converting a garage into a guest suite.
What else is involved with the design process?
Key components of the design process aside from initial discussions of the design concept itself are feasibility studies, obtaining a site survey and Title Search by a licensed BC Surveyor, and establishing clear communications with the Municipal Planning Department. Other professionals such as structural and geotechnical engineering services may be required to submit for permits.
Can I build with these drawings?
These drawings are meant to be used for obtaining estimates, building permits, and construction by professional trades only. The plans may not contain every construction detail or specification, it is the responsibility of all the trades to supply project materials, and workmanship to the latest edition of the BCBC2024. The contractor or subtrades will be responsible to check all measurements, dimensions, and notes within the drawings and in the event that an error or conflict is found - the contractor or subtrade will contact Creative Axis Drafting for a solution before proceeding. Construction supervision, structural, geotechnical, and electrical engineering shall be provided by independent consultants.
Can we start building next week?
Realistically - No. The process of compiling the information for a design to meet all criteria, and obtaining the required permissions from the municipality takes time. The feasibility study is an important stage to determine if a Variance application is required to start, and the application processing time for building permits may take weeks - sometimes months, depending on the complexity of the project. It is important to prepare yourself for patience and understand the steps that lead to a successful build.
